FOURTEEN-DAY RENT DEMAND NOTICE

(New York)

[// GUIDANCE: This notice is governed by New York Real Property Law and Real Property Actions and Proceedings Law (RPAPL). For nonpayment of rent, New York requires a FOURTEEN (14) DAY RENT DEMAND before filing a nonpayment proceeding, per RPAPL § 711(2). IMPORTANT: New York has extensive tenant protections. NYC has rent stabilization laws. The Housing Stability and Tenant Protection Act of 2019 significantly enhanced tenant rights. The Good Cause Eviction law (effective April 2024) provides additional protections. Verify all requirements, including local ordinances, before use.]

[// GUIDANCE: PRE-NOTICE REQUIREMENT - Before sending a 14-day rent demand, landlords should send a preliminary letter via CERTIFIED MAIL informing the tenant that rent has not been received, at least 5 days after the rent due date. If tenant confirms nonpayment or does not reply, the landlord may then serve the 14-day rent demand.]
