CONSEQUENCES OF NON-COMPLIANCE
If you fail to pay the full amount of rent owed or vacate the premises within the three (3) day period, your rental agreement will terminate and the Landlord will pursue legal remedies available under Iowa law, including but not limited to:
- Filing a Forcible Entry and Detainer action in the Iowa District Court pursuant to Iowa Code Chapter 648;
- Seeking a judgment for possession of the premises;
- Seeking a money judgment for all unpaid rent, court costs, and reasonable attorney's fees as permitted by the lease agreement and Iowa Code § 562A.21;
- Any other remedies available at law or in equity.

Right to Cure: Under Iowa Code § 562A.27(2), if you pay the full amount of rent due within the three (3) day notice period, this notice shall be void and your rental agreement shall continue.

Recurring Defaults: If rent is unpaid when due and you fail to pay within three days after written notice, the landlord may terminate the rental agreement. However, if you cure a rental agreement breach and a substantially similar breach recurs within six months, the landlord may terminate the rental agreement upon at least fourteen days' written notice specifying the breach.
