NOTICE TO QUIT (END) POSSESSION

CONNECTICUT — NONPAYMENT OF RESIDENTIAL RENT

Use current Judicial Branch Form JD-HM-7. This document is a preparation template for the official Notice to Quit. It is not a “three-day or nine-day pay-or-quit” demand. The statutory rent grace period must expire before service; the notice then gives at least three full days to move. Attach the current Connecticut Right to Counsel Program notice (CT-RTC) when serving.


1. PRE-SERVICE GRACE-PERIOD REVIEW

Month-to-month or longer rental period

Rent must remain unpaid through midnight of the ninth day after the due date. The Notice to Quit cannot be served until the tenth day after the rent was due, not counting the due date.

Week-to-week rental period

Rent must remain unpaid through midnight of the fourth day after the due date. The Notice to Quit cannot be served until the fifth day after the rent was due, not counting the due date.

NONPAYMENT OF RENT WITHIN THE GRACE PERIOD PROVIDED FOR RESIDENTIAL PROPERTY IN CONN. GEN. STAT. § 47a-15a.

The statutory ground is Conn. Gen. Stat. § 47a-23(a)(1)(D). Use the current JD-HM-7 wording and do not substitute an incorrect subsection or a generic lease-default ground.

The quit date must leave at least three full days between the date the Notice to Quit is served and the last day stated for the occupants to move. For example, a May 15 quit date requires service no later than May 11.

If the persons named above do not move by the quit date, the landlord may begin a summary process case after the notice period has expired.

This Notice to Quit terminates possession and does not promise that payment after service will automatically continue the tenancy. Before demanding, accepting, or rejecting payment after service, obtain Connecticut legal review and document the effect.
