Notice to Pay Rent or Quit
THREE-DAY NOTICE TO QUIT FOR NONPAYMENT OF RENT
ARKANSAS CIVIL UNLAWFUL DETAINER
Demand for possession—not a statutory cure notice. Arkansas's civil unlawful-detainer route requires three days' written notice to quit and a written demand for possession after rent is unpaid. This template does not combine that civil notice with a different criminal failure-to-vacate procedure. Do not label the deadline “three or ten days.”
1. NOTICE INFORMATION
Date notice prepared: [DATE]
Landlord / person entitled to possession: [LEGAL NAME]
Tenant name(s): [TENANT FULL LEGAL NAME(S)]
Rental premises:
[STREET ADDRESS]
[UNIT]
[CITY], Arkansas [ZIP CODE]

| Rental period | Unpaid rent |
|---|---|
| [PERIOD] | $[AMOUNT] |
| [PERIOD] | $[AMOUNT] |
| TOTAL UNPAID RENT | $[TOTAL] |
Rent ledger through: [DATE]
The ledger and rental agreement should be retained with the landlord's records. Do not include disputed damages or unrelated charges in the rent total without Arkansas legal review.
3. NOTICE TO QUIT AND DEMAND FOR POSSESSION
Pursuant to Ark. Code Ann. § 18-60-304(3), you are given written notice to quit the premises and written demand is made that you surrender possession to the landlord.
You must vacate, remove your personal property as permitted by law, return all keys and access devices, and deliver possession no later than:
Deadline date: [DATE]
Deadline time: [TIME] ☐ a.m. ☐ p.m.
The deadline must provide the full statutory three-day notice period. Have Arkansas counsel calculate the deadline from the completed service facts before delivery.
Location for surrender of keys / possession: [LOCATION]
4. CONSEQUENCE OF FAILURE TO VACATE
If you remain in possession after the notice period expires, the landlord may file a civil unlawful-detainer action in the circuit court for the county where the premises are located and seek possession through court process.
Only the court and authorized officials may carry out an eviction. This notice does not authorize the landlord to change locks, remove occupants or property, shut off utilities, or otherwise use self-help to obtain possession.
5. PAYMENT OR SETTLEMENT CONTACT
This notice demands possession. The landlord may choose to discuss payment or settlement, but no discussion, tender, acceptance, or payment plan should be assumed to withdraw or modify this notice unless the parties document the result and Arkansas counsel confirms its effect.

About This Template
Real estate documents transfer ownership, define who can use a property, and record agreements between buyers, sellers, landlords, and tenants. Deeds, purchase agreements, leases, and easements have to be drafted to meet state recording requirements, and mistakes show up at closing or years later in title disputes. Good real estate paperwork moves transactions forward quickly and avoids the kind of problems that only surface when it is time to sell or refinance.
