THIS IS NOT A LIEN. This is a Notice of Right to Lien required by Nevada law to preserve the right to file a mechanics lien. Under Nevada law, parties who do not have a direct contract with the property owner must serve this notice within 31 days of first furnishing labor, materials, equipment, or services.

This notice must be given within 31 days after the person first furnishes labor, materials, equipment, or services.

A lien claimant who gives this notice has a right to lien for materials or equipment furnished or for work or services performed in the 31 days before the date the notice of right to lien is given and for the materials or equipment furnished or for work or services performed anytime thereafter until the completion of the work of improvement.

NEVADA NOTICE OF RIGHT TO LIEN - LEGAL REQUIREMENTS SUMMARY

RESIDENTIAL PROJECT SPECIAL REQUIREMENTS

For residential projects, a Notice of Intent to Lien must be delivered to the owner at least 15 days before filing a lien if a payment dispute has escalated. This notice extends the time period for filing a lien by an additional 15 days.

LIEN ENFORCEMENT DEADLINE

  • Must file a lien foreclosure lawsuit within 6 months of recording the lien (NRS § 108.226(6))
  • Failure to file suit within 6 months renders the lien void and unenforceable
