TWO TYPES OF LIENS
Full Price Lien:
- Available to: Original/General contractors (automatic); Materialmen (with proper notice)
- Amount: Full contract/invoice amount
- Requirement: Materialmen must give pre-furnishing notice specifying exact materials and prices
Unpaid Balance Lien:
- Available to: Subcontractors, laborers, materialmen without pre-furnishing notice
- Amount: Limited to unpaid balance owed by owner to GC at time of notice
- Requirement: Notice of Intent to Claim Lien before filing lien

Who Must Give: Materialmen who want a Full Price Lien
When: BEFORE furnishing any materials
To Whom: Owner (and construction lender)
Requirements:
- Specify exact materials (not general descriptions)
- Specify exact prices
Effect: If no objection from owner, materialman has lien for full price
