You are hereby notified that the undersigned has furnished labor, services, and/or materials for improvements to your property described above. The undersigned has not been paid in full for said contributions.

NOTICE OF INTENT: If payment is not received within the time specified, the undersigned intends to file a mechanics lien against the above-described property pursuant to Connecticut General Statutes § 49-33 et seq.
Under Connecticut law, a mechanics lien takes precedence over any other encumbrance originating after the commencement of services or furnishing of materials. The lien may be foreclosed in the same manner as a mortgage.

CONNECTICUT MECHANICS LIEN - LEGAL REQUIREMENTS SUMMARY
PRELIMINARY NOTICE REQUIREMENTS
Connecticut does NOT require a traditional preliminary notice to preserve lien rights. However:
- A Notice of Intent to Lien should be sent before filing
- If a Notice of Commencement was filed, notice to the prime contractor may be required

WHO MAY CLAIM A LIEN (CGS § 49-33)
Any person with a claim of $10 or more for:

☐ Services rendered in construction
☐ Raising, removal, or repairs of any building
☐ Lot improvement, site development, or plot subdivision
LIEN PRIORITY (CGS § 49-33(b))
- Takes precedence over encumbrances originating after commencement of services/materials
- If multiple mechanics liens exist, priority rules in § 49-33 apply
SUBCONTRACTOR RIGHTS (CGS § 49-33(f))
- Subcontractor's lien cannot exceed amount owner agreed to pay through the chain of contracts
- Subcontractor is subrogated to rights of person through whom they claim
- Total liens cannot exceed contract price minus completion costs and damages
CERTIFICATE OF LIEN REQUIREMENTS
The certificate must be filed in the town clerk's office and must state:
- Amount claimed as due
- Description of property
- That the claim is made pursuant to CGS § 49-33
FORECLOSURE
- Mechanics lien may be foreclosed in same manner as a mortgage (CGS § 49-33(h))
- Must commence within 1 year from date of filing lien
LIEN DISCHARGE/BOND SUBSTITUTION
Owner or interested party may apply to Superior Court judge for lien to be dissolved upon substitution of an adequate bond.
