Pursuant to Vermont Statutes Annotated Title 9, Chapter 51, Sections 1921 through 1927
IMPORTANT NOTICE
Vermont does NOT require any preliminary notice to preserve mechanics lien rights. This is one of the few states with no preliminary notice requirement.
When a claimant wishes to file a lien, they need only complete the lien form and file it with the town clerk. While notice that the lien is filed is not technically required, it is RECOMMENDED to send notice to the owner and prime contractor to facilitate payment.
This template serves as a VOLUNTARY PRE-LIEN NOTICE or NOTICE OF INTENT TO FILE LIEN.

WHO MAY CLAIM A LIEN (9 V.S.A. § 1921)
Persons who have a contract (written or not) for:

☐ Furnishing labor or materials for such work
The statute provides broad protection regardless of contract tier (subs, sub-subs, suppliers to subs, etc.).

FILING LOCATION
File the mechanics lien with the Town Clerk of the town where the property is located.
LIEN DURATION
The lien continues for 180 days from the date it is filed, unless:
- Foreclosure action is commenced, OR
- Lien is otherwise discharged
BEST PRACTICES (Even Without Requirements)
Although not required, it is recommended to:
1. Send a preliminary notice or Notice of Intent to Lien to the owner
2. Send notice to the prime contractor
3. Maintain documentation of all work and communications
4. Send notice when the lien is filed
CONTRACT REQUIREMENTS
Vermont does NOT require a written contract. Work done pursuant to "a contract or agreement, whether in writing or not" qualifies for lien rights.
