Mass. Gen. Laws ch. 186, § 12 permits either party to end an estate at will by 3 months' written notice. If rent is payable at intervals shorter than 3 months, notice is sufficient if it equals the interval between rent-payment days or 30 days, whichever is longer. Thus, a typical monthly or weekly tenancy at will ordinarily requires at least 30 days, while longer payment intervals require careful calculation. A fixed-term lease and any nonrenewal clause must be reviewed separately.
