Colorado Timing and Content Gate
Colo. Rev. Stat. § 13-40-107 allows a tenant to terminate a periodic tenancy at the end of the period by signed written notice describing the property and termination date. The notice must be served at least: 91 days for a tenancy of one year or longer; 28 days for six months to less than one year; 21 days for one month to less than six months; 3 days for one week to less than one month or a tenancy at will; and 1 day for less than one week. No statutory notice under this section is necessary from a fixed-term tenant whose agreement ends at a time certain, but the lease and other law still must be reviewed.

About This Template
Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
