ARTICLE III: LIMITED WARRANTY COVENANTS

Section 3.1 Statutory Special Warranty (Wyo. Stat. Ann. 34-2-136, 34-2-137)

Pursuant to Wyo. Stat. Ann. Section 34-2-136 (statutory conveyance form) and Section 34-2-137, this Special Warranty Deed conveys the property with the warranty that the property is "free from all encumbrances made by that grantor."

Section 3.2 Effect of Special Warranty Deed

A special warranty deed conveys real property in fee simple to the Grantee and contains a covenant from the Grantor that:

(a) The property is free from all encumbrances made by the Grantor;

(b) The Grantor will warrant and defend the title against the lawful claims and demands of all persons claiming by, through, or under the Grantor, but against none other.

NOTICE: This is a SPECIAL WARRANTY DEED. The warranties contained herein are LIMITED to claims arising by, through, or under the Grantor. This deed does NOT contain full warranty covenants. The Grantor does NOT warrant against defects, liens, encumbrances, or claims arising prior to Grantor's ownership of the property or from sources other than the Grantor.
