Grantor hereby covenants that Grantor is lawfully seized of the above-described premises in fee simple, and has good right to convey the same; that the premises are free from all encumbrances made or suffered by the Grantor; and that Grantor WILL WARRANT AND DEFEND the title to the premises unto the Grantee, Grantee's heirs and assigns forever, against the lawful claims and demands of all persons claiming by, through, or under the Grantor, but against none other.
