Georgia made significant changes to landlord-tenant law in 2024:
- 3-Day Notice Required Before Filing Eviction: Effective July 1, 2024, landlords must give tenants at least 3 days' notice before filing for eviction due to nonpayment (O.C.G.A. § 44-7-50). This applies to leases entered or renewed on or after July 1, 2024.
- Security Deposit Cap: New law caps security deposits at two months' rent (O.C.G.A. § 44-7-30.1).

About This Template
