- Even with compliant notice, the landlord has 30 DAYS if deducting costs for damage caused by tenant noncompliance under AS 34.03.120.
- Without compliant AS 34.03.290 notice, the deadline is generally 30 DAYS after termination and delivery of possession, or after the landlord learns the unit was abandoned.

NOTICE OF TERMINATION AND OFFER OF NEW RENTAL TERMS
Dear [________________________________]:
Alaska currently has no separate statewide statute making a rent increase effective merely by sending a rent-increase notice. This form terminates the existing periodic tenancy under AS 34.03.290 and offers continued occupancy under a new rental agreement at the stated rent. Do not use it to change rent during a fixed term unless the lease itself authorizes the change.
AS 34.03.310 may prohibit a retaliatory rent increase unless a statutory exception applies. Confirm the basis for the increase before serving this notice.

☐ I do not wish to be present at the inspection

Provide a forwarding address promptly; if the landlord lacks it but knows how to contact the tenant, the statute requires a reasonable delivery effort.

About This Template
Real estate documents transfer ownership, define who can use a property, and record agreements between buyers, sellers, landlords, and tenants. Deeds, purchase agreements, leases, and easements have to be drafted to meet state recording requirements, and mistakes show up at closing or years later in title disputes. Good real estate paperwork moves transactions forward quickly and avoids the kind of problems that only surface when it is time to sell or refinance.
Important Notice
This template is provided for informational purposes. It is not legal advice. We recommend having an attorney review any legal document before signing, especially for high-value or complex matters.
