Before you use this: Each person must choose the correct status below. A co-tenant signs the landlord's lease; a subtenant rents from a tenant. For a subtenant, follow the Alaska consent process in AS 34.03.060 and attach proof of consent before occupancy. This agreement does not release anyone from the landlord's lease.

1. Lease rights and consent
No roommate receives more use or occupancy rights than the master lease allows. Master-lease occupant, guest, pet, and sublease terms: [SECTIONS / ATTACHED RULES]. For a new subtenant, the master tenant will submit the prospective occupant's signed written offer containing the information required by AS 34.03.060(c) to the landlord. The landlord may refuse within 14 days by a signed written rejection stating one of the grounds in AS 34.03.060(d); absent a timely written rejection after proper delivery, consent is conclusively presumed under subsection (f). 2. Term, rent, and shared costs

If all are co-tenants: The landlord holds the master-lease deposit. A roommate leaving while the master lease continues has no automatic claim to an immediate landlord refund. The roommates will document an agreed buyout or replacement contribution in a signed departure statement. When the landlord eventually refunds the deposit, the roommates will allocate the balance according to contributions, documented individual deductions, and documented shared deductions, and pay each share within [____] days after receipt.
If a subtenant pays Sublessor a separate deposit: The deposit is refundable and contractually limited to no more than one month's sublease rent; no prepaid last month's rent or additional pet deposit is collected. Sublessor will hold and account for it as AS 34.03.070 requires. At lawful termination and delivery of possession after compliant notice, Sublessor will mail an itemization and any refund to the subtenant's last known address within 14 days, or within 30 days after termination if lawful damage costs are deducted. The statute has a separate 30-day route if the tenant gives no compliant notice. Forwarding address: [ADDRESS / TO BE PROVIDED]. No deduction is made for normal wear and tear.
4. Rooms, guests, and household duties

Each roommate will keep shared areas reasonably clean, promptly report repairs to [LANDLORD/MANAGER AND CONTACT], and respect others' private rooms and property. No roommate may enter another's private room without permission except as the lease or law permits. A roommate responsible for documented damage will pay that roommate's lawful share after any landlord accounting or insurance payment is considered.
5. Replacement, departure, and disputes
A roommate planning to leave will give written notice to the other roommates and the landlord where the master lease requires it. For a separate month-to-month subtenancy, either Sublessor or Subtenant may terminate by written notice to the other at least 30 days before the rental due date stated in the notice, as AS 34.03.290(b) provides. Monthly sublease rent due date: [DAY]. A co-tenant's notice or move-out does not by itself release that person from the landlord's lease; obtain a signed landlord release or lease amendment if one is needed.
A replacement must receive the landlord's approval or complete the applicable AS 34.03.060 process before moving in and sign a new or amended roommate agreement. No roommate may remove another by a vote, changing locks, or taking property. The roommates will first discuss a dispute using the relevant bill, condition record, or house rule, and may choose voluntary mediation through [SERVICE / NONE].

Alaska law governs. No term waives a nonwaivable right or changes the landlord's lease without the landlord's agreement. An unenforceable term does not cancel the remaining lawful terms.
