3. Refundable deposit and condition
Subtenant pays a refundable security deposit of $[____ / ZERO], contractually limited to no more than one month's rent. Nonrefundable portion of every deposit: NONE. Sublessor will give any written notice required by Wyo. Stat. Ann. § 1-21-1207 at the time a deposit is taken. Move-in condition record: [EXHIBIT C / IDENTIFY].
At termination, Sublessor may apply a deposit to accrued rent, damage beyond reasonable wear and tear, cleaning needed to return the unit to its beginning condition, and other costs expressly stated in this Agreement as Wyo. Stat. Ann. § 1-21-1208(a) permits. Sublessor will deliver or mail the balance of any deposit and prepaid rent with a written itemization and reasons within 30 days after termination or 15 days after receiving Subtenant's new mailing address, whichever is later. 4. Care, repairs, and entry
Sublessor will keep the dwelling safe and sanitary and fit for human habitation, with the facilities required by Wyo. Stat. Ann. § 1-21-1202(a), coordinating work Primary Landlord must perform. Subtenant will keep the dwelling reasonably clean, use facilities responsibly, promptly report needed repairs, and avoid damage.
Subtenant will not unreasonably deny access for repair, inspection, or lawful showing. For ordinary nonemergency entry, Sublessor will give at least 24 hours' notice and propose a reasonable time; this is an express contract term, subject to any longer applicable local or program rule. In an emergency, the parties will act reasonably to protect people and property.
5. Notices, surrender, and exhibits
