Residential Sublease Agreement - Connecticut
Residential Sublease Agreement — Connecticut
Before you use this: Attach the master lease and document any consent it requires before the Subtenant takes possession. Connecticut treats a subletting tenant as a landlord for security-deposit rules. A separate statutory notice to quit and lawful process are required if a landlord later seeks court possession; a contract notice is not that notice.
This Sublease Agreement is made on [__/__/____] between [PRIMARY TENANT NAME] (“Sublessor”) and [SUBTENANT NAME] (“Subtenant”). The primary landlord is [LANDLORD NAME]. The parties agree as follows.
Premises and master lease
Address: [STREET, UNIT, CITY, CONNECTICUT, ZIP].
Space sublet: ☐ Entire dwelling ☐ Only [ROOM OR AREA], with shared use of [COMMON AREAS].
Master lease dated: [__/__/____]. Master lease ends: [__/__/____]. A complete copy and amendments are attached as Exhibit A and were given to Subtenant before signing.
Authorization: ☐ Written primary-landlord consent is attached or signed below. ☐ The master lease permits this sublease without additional consent; identify clause: [________]. Subtenant will not take possession until the selected authorization is documented.
This sublease is subordinate to the master lease. Subtenant will follow its applicable lawful terms on occupants, guests, pets, noise, utilities, access, and care. This agreement does not release Sublessor from the master lease or promise a longer right to occupy than Sublessor has. Sublessor remains responsible to the primary landlord unless the landlord separately agrees otherwise in writing.
Term, rent, and utilities
Occupancy begins: [__/__/____]. Stated fixed-term end: [__/__/____], no later than the master lease end. Renewal requires a signed agreement and any required primary-landlord consent. Any termination or possession step remains subject to Connecticut law, including protection for a qualifying tenant under § 47a-23c.
Rent: $[________] per month, due on the [____] day to [PAYEE AND PAYMENT METHOD]. First payment: $[________] due [__/__/____]. Any partial month costs $[________] for [DATE RANGE].
Utilities and services: [SPECIFY EACH PAYER, AMOUNT OR SPLIT, AND DUE DATE].
Security deposit
Subtenant's age at signing: ☐ Under 62 ☐ 62 or older.
Security deposit received: $[________] on [__/__/____]. The maximum Sublessor may demand is two months' rent for a tenant under 62, or one month's rent for a tenant 62 or older. Sublessor will promptly place the deposit in a statutory escrow account and provide written notice of the amount and financial institution within 30 days. Sublessor will pay interest required by Connecticut law.
Deposit escrow institution and address, if known at signing: [________________________________]. Amount held: $[________].
At the end of the tenancy, Sublessor may deduct documented damage caused by Subtenant's failure to meet Subtenant's obligations and must return the balance plus interest with an itemized damage statement. The deadline is 21 days after termination or 15 days after Sublessor receives Subtenant's written forwarding address, whichever is later. Subtenant's written forwarding address, to be completed at move-out: [________________________________]. The parties will sign the move-in condition record attached as Exhibit B.
Use and care
Approved occupants: [NAMES]. Guests: [MASTER LEASE RULE OR AGREED LIMIT]. Pets: [MASTER LEASE RULE OR AGREED TERMS]. Subtenant will use the dwelling responsibly, avoid damage and disturbance, and promptly report unsafe conditions or repair needs to Sublessor. Sublessor will promptly communicate with the primary landlord and perform applicable landlord duties. This agreement does not waive a nonwaivable right or duty.
Ending occupancy and notices
The stated fixed term ends on [__/__/____], subject to the master lease and Connecticut law. An earlier departure or later periodic tenancy requires a signed agreement or applicable legal ground. If the parties later agree to a month-to-month extension, Subtenant will give [____] days' written contract notice before the rental period ends; Sublessor may end occupancy only on a ground and by procedures allowed by law. An applicable notice to quit for a court possession action must be served separately under § 47a-23. This agreement does not authorize lockout or self-help removal.
Notices to Sublessor: [NAME, MAILING ADDRESS, EMAIL IF AGREED].

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
