Connecticut Landlord Notice of Entry

Use this form to request consent for planned, nonemergency entry. Document any separate legal basis for entry without consent on a counsel-reviewed record.

Connecticut Entry Gate

Conn. Gen. Stat. § 47a-16 permits access for inspection, necessary or agreed work or services, and specified showings. For routine entry, the landlord must obtain the tenant's consent, give reasonable written or oral notice, and enter at a reasonable time. The tenant may not unreasonably withhold consent. Delivery of this notice alone does not authorize entry. Section 47a-16(b), (d) covers emergency, court-order, abandonment, and surrender exceptions; § 47a-16a addresses entry during a tenant's extended absence. If a tenant refuses lawful access, § 47a-18 provides a court remedy.

Legal authority

  • Conn. Gen. Stat. §§ 47a-16, 47a-16a, 47a-18

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
