Buyer will present the transferred certificate and the official application for a new certificate of title, with the required fee, within 30 days after the transfer, under § 38-29-112(1). The application must include the home's identification, Buyer's source of title and price, known liens, and county proof that prior-year property taxes are not due, as required by § 38-29-107(1). For a home that remains personal property, Buyer will file with the authorized agent for the county where the home will be located under § 38-29-108(1). Legal authority

  • Colo. Rev. Stat. § 38-29-106 (delivery of transferred title)
  • Colo. Rev. Stat. § 38-29-107(1) (title application information and tax proof)
  • Colo. Rev. Stat. § 38-29-108(1) (county filing location)
  • Colo. Rev. Stat. § 38-29-112(1), (1.5) (resale transfer and 30-day application)
  • Colo. Rev. Stat. § 38-29-118(2) (real-property conversion)

A contract is a written record of what two or more parties agreed to and what happens if someone does not follow through. Clear language, defined terms, and clean signature blocks keep disputes small and enforceable. The most common mistakes in contracts come from vague promises, missing details about timing or payment, and skipping standard protective clauses like governing law and dispute resolution.
