KENTUCKY TITLED MANUFACTURED HOME BILL OF SALE

Seller will complete the assignment and warranty of title on the certificate at delivery, or use the Department of Vehicle Regulation application when KRS 186A.215(1) requires it, and give Buyer the assigned title and any required application. Buyer will complete the official application and promptly submit it with supporting documents and fees to the county clerk under § 186A.215(2)-(3). The Kentucky Transportation Cabinet identifies TC 96-182, Application for Kentucky Certificate of Title or Registration, as a form that must be signed and notarized for mobile-home titling. The parties will complete the separate official paperwork; signing this bill alone does not complete the title record.

If Seller learns that Buyer has not submitted the necessary transfer documents within 15 calendar days, Seller will file the transfer affidavit with the clerk in Seller's county of residence under § 186A.215(4).

The Transportation Cabinet's mobile-home instructions call for a Fire Marshal inspection if the home is moved to a different location. The Cabinet states that the inspection is unnecessary for a home being titled on a Certificate of Origin or Manufacturer's Statement of Origin. The parties will confirm the applicable documents with the county clerk before filing.

Legal authority

  • KRS 186A.215(1)-(4) (assignment, application, clerk filing, seller affidavit)
  • KRS 186A.297(1), (7) (conversion and title surrender)
  • Kentucky Transportation Cabinet, Mobile Homes (form TC 96-182 and location documents)

A contract is a written record of what two or more parties agreed to and what happens if someone does not follow through. Clear language, defined terms, and clean signature blocks keep disputes small and enforceable. The most common mistakes in contracts come from vague promises, missing details about timing or payment, and skipping standard protective clauses like governing law and dispute resolution.
