ALABAMA SECURITY DEPOSIT RULES (SUMMARY)
- Maximum deposit: One month's rent (residential tenancies under the Alabama Uniform Residential Landlord and Tenant Act).
- Written notice: Landlord must provide tenant with a written statement of the condition of the premises at move-in; tenant may inspect and note any damage.
- Deposit return and itemization: Landlord must return the deposit within 60 days after termination of the tenancy and delivery of possession, with an itemized statement of any deductions.
- Permissible deductions: Unpaid rent, damages beyond ordinary wear and tear, and other charges allowed under the lease.
- Bad faith retention: Tenant may recover up to two times the security deposit if landlord wrongfully withholds deposit in bad faith.
