CALIFORNIA SECURITY DEPOSIT RULES (SUMMARY)
- Pre-move-out inspection: Offer a pre-move-out inspection and provide the statutory "items identified" list if requested. Provide at least 48 hours written notice of the inspection.
- Deposit return and itemization: Provide an itemized statement and return any remaining deposit within 21 calendar days after the tenant vacates.
- Receipts/invoices: If deductions exceed $125 for repair work, provide receipts; if work is not completed, provide good-faith estimates and later provide final receipts within 14 days of completion.
- Permissible deductions: Unpaid rent, cleaning to return the unit to the same level as at move-in (not ordinary wear), and repairs for damage beyond ordinary wear.
