Connecticut Three-Day Notice to Quit for Serious Nuisance
CONNECTICUT NOTICE TO QUIT POSSESSION — SERIOUS NUISANCE
Conn. Gen. Stat. §§ 47a-15 and 47a-23(a)(1)(G)
Use this notice only for a serious nuisance
Section 47a-15 allows a landlord alleging a serious nuisance to proceed to a § 47a-23 notice to quit without first serving the ordinary 15-day pretermination cure notice. A serious nuisance is one of these statutory grounds. Select the ground supported by specific evidence:
- ☐ Bodily harm to another tenant or the landlord, or a threat of such harm with the present ability to carry it out in circumstances giving a reasonable person reason to believe it will occur.
- ☐ Substantial and wilful destruction of part of the dwelling unit or premises.
- ☐ Conduct presenting an immediate and serious danger to the safety of other tenants or the landlord.
- ☐ Use of the premises, or permission to use it, for prostitution or the illegal sale of drugs. For a housing authority, § 47a-15 also addresses illegal drug sales within 1,500 feet of its property where the tenant resides.
If the evidence establishes only an ordinary lease violation, use the separate § 47a-15 pretermination notice and assess the cure rule. A statutory serious-nuisance allegation is not proved merely by checking a box here.

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
