Alaska Notice to Quit for Substantial Damage or Illegal Activity
ALASKA NOTICE TO QUIT — SUBSTANTIAL DAMAGE OR ILLEGAL ACTIVITY
Before you use this: Use this notice only for a residential tenancy covered by AS 34.03.220(a)(1). A mobile home park may have separate limits under AS 34.03.225. Complete the specific facts and the termination date after determining when service will occur. The statute permits a termination date from 24 hours to five days after service; for an illegal-activity ground, use five days because AS 09.45.090(a)(2)(G) does not treat continued possession as unlawful holding until five days after notice.
Date of notice: [__/__/____]
To tenant(s) and any person in possession: [________________________________]
Rental premises: [STREET ADDRESS, UNIT, CITY, ALASKA ZIP]
From landlord or authorized agent: [________________________________]
Ground and specific facts
I give written notice to quit under AS 34.03.220(a)(1) for the following ground. Select and complete the applicable ground; attach a dated continuation page if needed.
☐ Deliberate substantial damage. The tenant or someone in the tenant's control deliberately inflicted damage to the premises in breach of AS 34.03.120(a)(5). The loss, destruction, or defacement attributable to that deliberate act exceeds $400.

☐ Prostitution or activity involving a place of prostitution

Termination and demand for possession
The rental agreement will terminate on [__/__/____] at [____:____] ☐ a.m. ☐ p.m., which is [____] hours or days after service of this notice. The selected date must be at least 24 hours and no more than five days after service under AS 34.03.220(a)(1); for the illegal-activity ground above, use five days.
You are directed to quit and deliver possession of the premises no later than that date and time. This notice does not itself authorize a lockout or removal. If the tenancy terminates and you continue to occupy the premises, the landlord may file a civil action to remove you and recover possession. Under AS 09.45.090(a)(2)(G), an illegal-activity ground has a five-day unlawful-holding period. If this notice is served by mail, AS 09.45.090(c) adds three days to the applicable unlawful-holding period when calculating the earliest court action; it does not shorten the termination date written above.

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
