10. California Route — Civil Code § 1946.7
This route covers the tenant, a household member, or an immediate family member who was a victim of domestic violence, specified sexual assault, stalking, human trafficking, elder or dependent-adult abuse, a crime causing bodily injury or death, a crime involving a firearm or deadly weapon, or a crime involving force or a threat of force.
Attach one permitted item:
☐ qualifying protective order;
☐ state or local law-enforcement report;
☐ documentation from a qualified third party in the substantially prescribed form; or
☐ other documentation that reasonably verifies the qualifying act or crime.
The notice must be given within the statutory window: generally 180 days from the qualifying order, report, or act/crime, or within the applicable Civil Code § 1946 period. The tenant remains responsible for no more than 14 calendar days of rent after notice, or a shorter applicable period; earlier reletting prorates that amount. Non-victim cotenants are not automatically released.
A landlord may not disclose information provided under § 1946.7 unless the tenant consents in writing or disclosure is required by law or court order. In the qualified-third-party form, identify the person who committed the incident only if known and safe to provide.
11. Tenant Signature
I certify that the statements I made in this notice are true to the best of my knowledge. I understand that the attached documentation and state-specific route control the effective date and financial result.

Legal authority
- Cal. Civ. Code § 1946.7 (protected early termination, documentation, timing, liability, and confidentiality)
Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
