10. Minnesota Route — Statutes § 504B.206
This route applies when the tenant or an authorized occupant fears imminent violence after domestic abuse, criminal sexual conduct, sexual extortion, or harassment.
The signed and dated advance notice must state:
- fear of imminent violence from a person indicated in the qualifying document;
- the need to terminate;
- the termination date; and
- instructions for any personal property left behind under § 504B.271.
Deliver before termination by mail, in person, or a written method regularly used with the landlord, and attach a qualifying order, no-contact order, court/law-enforcement writing, or qualified-third-party statement.
The tenant is responsible for the full month in which termination occurs and relinquishes the security-deposit claim, but is released from later lease obligations; prior unpaid amounts remain due. If one of multiple tenants uses the route, the lease for the remaining tenants ends at the later of the end of that month or rent interval.
A landlord may request the perpetrator's name, but the tenant may decline for safety reasons; disclosure is not a condition of termination. Section 504B.206 restricts disclosure of the notice, qualifying document, relocation address, and victim status.
11. Tenant Signature
I certify that the statements I made in this notice are true to the best of my knowledge. I understand that the attached documentation and state-specific route control the effective date and financial result.

Legal authority
- Minn. Stat. § 504B.206 (right of victims of violence to terminate lease)
Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
