2. Notice of Protected Termination

I notify the Landlord that I am using the protected early-termination route described in Section 10. I or a person covered through me meets the state-specific eligibility rule, and I reasonably request release from future obligations as provided by that rule.

I am not providing a perpetrator's name or incident narrative in this notice. Any state-required identifying or incident information appears only in the permitted supporting document and is redacted or limited as Section 10 directs.

10. Maryland Route — Real Property §§ 8-5A-01 to 8-5A-03

A tenant may terminate future lease liability when the tenant or a legal occupant is a victim of “abuse” as defined through Family Law § 4-501(b).

Deliver the written intent-to-vacate notice by first-class mail or hand delivery and state that the tenant or legal occupant is a victim of abuse. Attach one:

☐ final peace order whose underlying act was abuse; or
☐ qualified-third-party report signed within the preceding 60 days.

Redaction is mandatory for the landlord copy of a qualified-third-party report: redact the alleged offender's name and physical description. Do not repeat those details in this notice.

The tenant has 30 days after notice to vacate and owes rent only through the actual vacate date, capped at 30 days. To end rent responsibility before day 30, send a separate signed and notarized notice of actual vacancy by first-class mail or hand delivery. Without that follow-up, the maximum 30-day rent may remain due. A respondent cotenant's future liability is not terminated by the victim tenant's release.
