FLORIDA EMOTIONAL-SUPPORT-ANIMAL REQUEST AND DECISION PACKET

FLORIDA RULES

Fla. Stat. § 760.27 prohibits covered housing discrimination to the extent required by federal law and bars extra compensation for an approved emotional-support animal. If disability or need is not apparent, a provider may request reliable supporting information. The provider may not demand diagnosis, severity, or medical records; require a specific form or notarized statement; or deny solely because its preferred process was not used. Internet registration alone is insufficient.

The provider may seek a specific need for each animal, proof of licensing and vaccination, and may deny a direct threat that cannot be reduced or eliminated by another accommodation. Knowingly fraudulent proof or misrepresentation may violate § 817.265.

About This Template

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
