SPECIAL WARRANTY COVENANTS

Express Limited Warranty

Grantor hereby expressly covenants and warrants to Grantee as follows:

  1. Covenant of Seisin (Limited): That during Grantor's period of ownership, Grantor was lawfully seized in fee simple of the Property.

  2. Covenant Against Encumbrances (Limited): That the Property was not encumbered by any act or omission of Grantor during Grantor's period of ownership, except as otherwise noted in this deed.

  3. Covenant of Quiet Enjoyment (Limited): That Grantee shall quietly enjoy the Property against any person claiming by, through, or under Grantor.

  4. Covenant of Warranty (Limited): That Grantor will warrant and defend the title to the Property against the lawful claims of all persons claiming by, through, or under Grantor, BUT NOT OTHERWISE.

Scope of Special Warranty

THIS IS A SPECIAL WARRANTY DEED. Pursuant to Alaska law, Grantor's warranties are LIMITED to defects arising by, through, or under Grantor during Grantor's period of ownership. Grantor does NOT warrant against:
