3. DUTY AND DEADLINE

Under C.R.S. § 15-12-706(1), within three (3) months after appointment the personal representative shall prepare an inventory of property owned by the decedent and subject to disposition by will or intestate succession at the time of death, listing it with reasonable detail and indicating, as to each item, its fair market value as of the date of death and the type and amount of any encumbrance.

Under C.R.S. § 15-12-706(2), the personal representative shall send a copy of the inventory to interested persons who request it, or may file the original with the court. Under C.R.S. § 15-12-706(3), if the heirs or devisees are unknown — or are known but no one is qualified to receive their distributive share — the personal representative shall also, within those three months, deliver or mail a copy to the Colorado Attorney General.


4. APPRAISAL METHOD

The personal representative has personally determined the value of cash and items not subject to reasonable doubt. Pursuant to C.R.S. § 15-12-707, the personal representative may employ qualified and disinterested appraisers to ascertain the fair market value, as of the date of death, of any asset whose value is subject to reasonable doubt; different persons may appraise different kinds of assets, and the appraiser's name and address must be indicated on the inventory with the item(s) appraised.
