Under the current version of Utah Code § 78B-6-802 effective May 6, 2026, an indefinite monthly or other periodic tenancy may be terminated by notice at least 15 calendar days before the end of the rental period. A tenancy at will may be terminated by at least 5 calendar days' notice. These are termination periods, not standalone authority to increase rent.

Do not change rent during a fixed term unless the signed lease and current law permit it. Identify the lawful modification or renewal basis and have counsel confirm whether the lease, termination rule, local law, or program supplies the controlling period.
