(Inventory and Appraisal)
together with Form 6.1 (Schedule of Assets) for the estate
inventory. This template provides the substantive legal content to help you organize and
value estate assets — but you must transfer your content to the official forms before
filing. The standard probate forms are available at

4. STATEMENT OF DUTY AND FILING DEADLINE

Pursuant to Ohio Rev. Code § 2115.02, the fiduciary shall file with the probate court an inventory of the decedent's real property and tangible and intangible personal property to be administered that has come into the fiduciary's possession or knowledge, within three (3) months after the date of appointment. The contents of the inventory are governed by R.C. § 2115.09, and each item is valued as of the date of death.

5. APPRAISAL METHOD AND APPRAISER DESIGNATION (Ohio Rev. Code § 2115.06)

Under Ohio Rev. Code § 2115.06, the real and personal property comprised in the inventory — unless appraisement has been dispensed with by court order — shall be appraised by one suitable disinterested person appointed by the fiduciary, subject to the approval of the court and sworn to a faithful discharge of the trust. The fiduciary, subject to court approval, may appoint separate appraisers for property located in another county and separate appraisers for each asset.

In lieu of appointing an appraiser for real property, the fiduciary may accept the valuation of the real property by the county auditor. The fiduciary determines the value of assets whose values are readily ascertainable and that were not appraised by the appraiser. The appraiser's fee is determined by the fiduciary subject to the approval of the probate judge and may be charged against the estate.
