Tennessee Coverage, Lease, and Timing Gate

For tenancies covered by Tennessee's Uniform Residential Landlord and Tenant Act, Tenn. Code Ann. § 66-28-512 permits termination of a week-to-week tenancy by written notice at least 10 days before the termination date and termination of a month-to-month tenancy by written notice at least 30 days before the periodic rental date specified in the notice. Section 66-28-512 is a termination statute, not standalone authority to raise rent. Section 66-28-102 controls URLTA application; do not assume the Act applies statewide to every tenancy.

Identify the lawful lease-modification or renewal basis. Outside URLTA coverage, determine the controlling lease, common-law, local, and program rules without importing § 66-28-512's periods.

Legal authority

  • 42 U.S.C. § 3604(b)
  • Tenn. Code Ann. §§ 66-28-102, 66-28-512

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
