FOR PRE-CONSTRUCTION NOTICE (Residential - A.C.A. § 18-44-115(a)):
IMPORTANT NOTICE TO PROPERTY OWNER
Under Arkansas law, persons or companies furnishing labor, services, or materials for improvements to your property may file a lien against your property if they are not paid for their contributions, even if you have paid the general contractor in full. To protect yourself, you may:
(1) Require your contractor to provide lien waivers from all subcontractors and suppliers before making payment;
(2) Use joint checks payable to both the contractor and subcontractors/suppliers;
(3) Require a payment bond from your contractor.
FOR NOTICE TO OWNER AND CONTRACTOR (A.C.A. § 18-44-115(b)):
NOTICE OF FURNISHING LABOR/MATERIALS
The undersigned has furnished or is furnishing labor, services, or materials for improvements to the property described in this notice. If the undersigned is not paid for such contributions, the undersigned may be entitled to file a mechanics lien against the property pursuant to Arkansas Code Annotated § 18-44-101 et seq.

REQUIRED CONTENTS (A.C.A. § 18-44-115)
The notice must contain:
- General description of labor, services, or materials furnished
- Amount due and unpaid
- Name and address of person furnishing labor/services/materials
- Name of person who contracted for the labor/services/materials
- Description of job site sufficient for identification
SERVICE METHODS
- Personal service by authorized officer
- Certified mail, return receipt requested, restricted delivery
- Any means with written third-party verification
- If mail refused/unclaimed: send copy by first class mail
CONSEQUENCES OF FAILURE TO PROVIDE NOTICE
- General contractors on residential projects: Loss of ALL lien rights
- Subcontractors/suppliers: Loss of lien rights unless another sub has sent proper notice
- Late notices are NOT accepted in Arkansas
EXCEPTIONS
- Performance and payment bond provided by contractor
- Direct sale to property owner
