IV. TENANT RESPONSIBILITIES

  4. Flea/Tick Prevention: Maintain flea and tick prevention treatment

C. Liability and Indemnification

  5. Keep more pets than approved in this Addendum

V. DAMAGE AND CLEANING

  • Scratches or gouges to floors, doors, walls, or woodwork
  • Stains or odors in carpet, flooring, or walls
  • Damage to window coverings, screens, or fixtures
  • Damage to landscaping or exterior areas
  • Flea or pest infestation treatment

B. Professional Cleaning

Upon move-out, Landlord may require professional cleaning for:

  • Carpet cleaning (pet odor treatment)
  • Air duct cleaning (if pet dander/odor present)
  • Flea treatment
  • Other pet-related cleaning

The cost of such cleaning may be deducted from the security deposit and/or pet deposit.

C. Ongoing Maintenance

Tenant shall:

  • Vacuum and clean floors regularly
  • Groom pets to minimize shedding
  • Address any odor issues promptly
  • Report any damage caused by pets immediately

VI. LANDLORD ACCESS

Landlord reserves the right to:

  1. Inspect the premises for pet-related damage with [24/48] hours notice
  2. Require Tenant to remedy any pet-related violations
  3. Request removal of pet(s) that violate this Addendum

VII. VIOLATIONS AND REMEDIES

A. Violations

The following constitute violations of this Addendum:

  1. Keeping unapproved pets
  2. Failure to maintain vaccinations/licenses
  3. Repeated noise complaints (more than [2] complaints)
  4. Aggressive behavior by pet
  5. Damage to property
  6. Failure to clean up pet waste
  7. Any violation of the terms of this Addendum

B. Notice and Cure

Upon violation, Landlord may:

  1. Provide written notice of violation
  2. Require cure within [7-14] days (for curable violations)
  3. Require permanent removal of pet(s) (for serious or repeated violations)
  4. Terminate this Addendum and the right to keep pets
  5. Pursue eviction remedies under the Lease

C. Pet Removal

Landlord may require removal of pet(s) if:

  • Pet causes injury to any person
  • Pet causes significant property damage
  • Tenant fails to cure violations after notice
  • Pet poses a health or safety risk
  • Insurance requires removal

VIII. ADDITIONAL PETS

No additional pets may be kept without Landlord's prior written approval. Requests for additional pets must be submitted in writing and are subject to:

  • Additional pet deposit
  • Additional monthly pet rent
  • Updated Addendum

IX. SERVICE ANIMALS AND ASSISTANCE ANIMALS

Fair Housing Act Notice

This Addendum does NOT apply to:

Service Animals - Animals trained to perform tasks for individuals with disabilities (protected under ADA and Fair Housing Act)

Emotional Support Animals (ESAs) - Animals that provide emotional support for individuals with disabilities (protected under Fair Housing Act)

For Service Animals and ESAs:

  • No pet deposit or pet rent may be charged
  • Breed and weight restrictions do not apply
  • Tenant may be asked to provide documentation of disability-related need (for ESAs)
  • Tenant remains responsible for any damage caused by the animal

If you require a reasonable accommodation for an assistance animal, please contact Landlord to discuss.


X. PHOTOGRAPHS

Tenant agrees to provide current photographs of each approved pet:

XI. INTEGRATION WITH LEASE

This Addendum is incorporated into and made part of the Lease. In the event of any conflict between this Addendum and the Lease, this Addendum shall control with respect to pet-related matters.
