OHIO LANDLORD NOTICE OF NONRENEWAL

1. Classification-First Legal Gate

Ohio Rev. Code § 5321.17(A)-(B) permits either party to terminate or fail to renew a week-to-week tenancy by notice at least seven days before the stated termination date and a month-to-month tenancy by notice at least 30 days before the periodic rental date. Division (D) distinguishes these no-breach rules from most breach-based terminations. A fixed term and any contractual renewal deadline must be reviewed separately.

  • ☐ Week-to-week date allows at least 7 days
  • ☐ Month-to-month date is a periodic rental date at least 30 days after notice

Legal authority

  • 42 U.S.C. § 3604
  • Ohio Rev. Code § 5321.17

Landlord-tenant paperwork governs who can stay in a property, on what terms, and what happens when something goes wrong. Leases, notices to quit, security deposit demands, and habitability complaints all have state and often city-specific requirements for timing, content, and service. Getting the paperwork right is what makes an eviction actually succeed or a security deposit actually come back, because judges regularly dismiss cases over small procedural mistakes.
