Re: Security Deposit Return – [PROPERTY ADDRESS]
DEMAND FOR REFUND
Dear [Landlord Name]:
I vacated the apartment on [DATE].
Under Minn. Stat. § 504B.178, subd. 3, a landlord must return the security deposit (with interest) or a written statement of damages within three weeks (21 days) after the tenancy ends.
That deadline has passed.
PENALTY: Under Minnesota law, if a landlord fails to comply, the tenant may recover the portion withheld plus a penalty equal to the amount withheld (double damages). Additionally, bad faith retention allows for punitive damages up to $500.00 (§ 504B.178, subd. 7).
Please remit $[AMOUNT] immediately.
Sincerely,
[TENANT NAME]
