CONSEQUENCES OF NON-COMPLIANCE
If you fail to pay the full amount owed or vacate the premises within the seven (7) business day period, the Landlord will pursue legal remedies available under Alabama law, including but not limited to:
- Filing an unlawful detainer action in the appropriate Alabama District Court pursuant to Ala. Code § 6-6-310 et seq.;
- Seeking a judgment for possession of the premises;
- Seeking a money judgment for all unpaid rent, late fees, court costs, and reasonable attorney's fees as permitted by the lease agreement and applicable law;
- Any other remedies available at law or in equity.

Right to Cure: Under Ala. Code § 35-9A-421(b), if you pay the full amount due within the seven (7) business day notice period, this notice shall be void and your tenancy shall continue.

Recurring Defaults: Be advised that if you have been served with a similar notice for nonpayment of rent within the preceding six (6) months, the Landlord may proceed with an unconditional notice to quit without opportunity to cure pursuant to Ala. Code § 35-9A-421(b).
