Unless property is written off by the tenant as abandoned or is garbage, the landlord may dispose of stored property after 30 days if the tenant has not paid reasonable removal/storage costs and taken possession, or if storage costs equal the property's value. Property left on the premises may be disposed of after 30 days if the tenant has not paid reasonable holding costs and taken possession.
If the property is worth more than $300, the tenant or a secured party may obtain up to 30 additional days of storage by informing the landlord within the initial period of an intent to remove the property and paying the reasonable storage and removal costs required by § 55-3A-3(i).
