RECITALS AND GRANT

ARTICLE I - OBLIGATIONS SECURED
This Trust Deed secures: (a) repayment of the Note with interest; (b) all other sums advanced; (c) performance of Grantor's covenants.
ARTICLE II - COVENANTS OF GRANTOR
Grantor shall: pay when due all amounts under the Note; maintain insurance; pay taxes; maintain the property; defend title; and comply with all laws.
ARTICLE III - DEFAULT AND FORECLOSURE
3.1 Judicial Foreclosure Required. The IMFL requires judicial foreclosure for all trust deeds and mortgages (735 ILCS 5/15-1501).
3.2 Filing and Service. Beneficiary must file a complaint and serve Grantor. Grantor has thirty (30) days to file an answer.
3.3 Reinstatement. Grantor may reinstate the loan up to ninety (90) days after being served with summons (735 ILCS 5/15-1602).
3.4 Redemption Period. The redemption period is the longer of:
(a) Seven (7) months from service of summons; or
(b) Three (3) months from entry of judgment of foreclosure.
3.5 Confirmation. After sale, the court must confirm the sale.
3.6 Deficiency. Illinois permits deficiency judgments if sought in the foreclosure action.
3.7 Statute of Limitations. Ten (10) years from the right to foreclose.
ARTICLE IV - RELEASE
Upon payment in full, Trustee shall execute a release of this Trust Deed.
ARTICLE V - MISCELLANEOUS
This Trust Deed shall be governed by Illinois law.
